The 70% rule states that your maximum allowable offer (MAO) should be 70% of the after-repair value (ARV) minus rehab costs. For example: if ARV is $300,000 and rehab is $50,000, your MAO is ($300,000 x 0.70) - $50,000 = $160,000. It is a quick screening tool, not a replacement for full analysis.
Mortgage/hard money payments, property taxes, insurance, utilities, HOA dues, and any other monthly carrying costs during the rehab and listing period. These costs add up quickly and are the most commonly underestimated expense in flipping.
