Most DSCR lenders require a minimum of 1.0x, meaning the property rental income at least covers the debt service. Better rates and terms are available at 1.25x and above. Some lenders offer programs below 1.0x at higher rates.
Typical tiers: Below 1.0x (limited options, higher rates), 1.0x-1.24x (standard qualification), 1.25x-1.49x (preferred pricing), 1.50x+ (best available terms). Each tier unlocks better rates, lower fees, and higher LTV limits.
Lenders typically use the lesser of actual lease rent or market rent as determined by a 1007 rent schedule (appraisal addendum). If the property is vacant, market rent from the appraisal is used.
DSCR debt service includes principal, interest, property taxes, insurance, HOA fees, and flood insurance if applicable (full PITIA). Some lenders only use PI for the ratio, so check your specific program.
